San Clemente
Wednesday beach walks, a favorite breakfast, and a town with a story.
I walk T-Street Beach every Wednesday morning. It’s a regular part of my week, and one of the reasons San Clemente feels personal to me. When we talk about living here, that’s where I want to start: the places and routines you’ll enjoy once the move is over.
My breakfast order doesn’t change
My favorite breakfast spot is SC Cafe on South El Camino Real. I always get the Gus Burrito, then walk across the parking lot to Surfin’ Donuts for a maple bar. That’s my recommendation if you ask where I like to start a San Clemente morning.
The beach is part of everyday life
T-Street, the pier, North Beach, and San Clemente State Beach each give you a different way to spend time by the ocean. There’s the surf, of course, but also the simple pleasure of making room for a walk in your week. My Wednesday routine is a reminder that you don’t need a whole beach day to enjoy being here.
For a home search, the practical details matter too: the route down to the sand, stairs, parking, and the trip back uphill. Coastal conditions and access can change, so check the city’s beach information before planning a visit.
Spend some time on Avenida Del Mar
Avenida Del Mar is the downtown street to get to know, with shops and restaurants leading toward the pier area. Nick’s San Clemente and Avila’s El Ranchito are both on Del Mar. South of Nick’s is nearby on North El Camino Real. They’re useful places to put on your map as you explore downtown; my personal breakfast favorite is still SC Cafe.
A little history behind the red tile
San Clemente was founded in 1925 around Ole Hanson’s vision of a Spanish-style seaside village and incorporated in 1928. The pier was built in 1928 as his gift to the town. Casa Romantica, built as Hanson’s family home in 1927, connects that early story with the city’s architecture and coastal setting today.
That history gives context to the white stucco, red tile, and village character people associate with San Clemente. Surfing is another part of its identity, with a local story that extends well beyond a single beach.
Let’s look beyond the weekend visit
A home near downtown, a place closer to the beach, and a home farther inland can offer very different routines. We’ll look at the actual street, layout, outdoor space, and routes to the places you care about. I’ll help you find the version of San Clemente that makes sense for your everyday life.

The pier and Beach Trail are useful starting points for getting to know San Clemente. Spend time in the areas you would visit during a normal week, and check the city’s current trail and beach information before heading out.

We’ll look at the home and the daily routine around it: floor plan, outdoor space, parking, and the routes you use most. Property-specific HOA terms, school assignments, and other important details deserve a closer look before you decide.
