REAL ESTATE RESOURCES
A little guidance for your next move.
Practical starting points for buying, selling, and caring for your home. Have a question about your own plans? Let’s talk.
CARING FOR YOUR HOME
-
Keep one place for appliance manuals, service records, warranties, and the projects you want to tackle. It makes everyday upkeep easier and gives you a useful record when it is time to sell.
-
Keep notes and photos when something changes around the home. For concerns about structure, moisture, or other building conditions, arrange an evaluation by an appropriately qualified professional.
-
Write down the work you need, take photos, and decide what a finished result should look like before requesting estimates. A clear scope helps you compare proposals.
-
A regular cleaning routine keeps a home feeling cared for. Before photos, guests, or a move, prioritize windows, floors, surfaces, and the spaces people notice first.
-
Walk your outdoor spaces regularly and keep a list of plants, irrigation, lighting, and maintenance tasks that need attention. Focus on how you actually use the space.
-
If you notice signs of pests, document what you see and ask a qualified pest professional to evaluate the situation and explain the options for your property.
-
Before choosing a contractor, ask about relevant experience, written scope, schedule, insurance, and any licensing or permit requirements for the work. Keep the proposal and project records together.
-
Sort belongings into keep, donate, recycle, and remove categories. Starting with one room at a time can make preparing for a move feel more manageable.
-
Maintain a list of utility providers, account contacts, and service dates. When moving, confirm transfers and shutoffs directly with each provider so the handoff is coordinated.
PLANNING TO BUY
-
Make a short list of what matters most: your daily routine, the spaces you use, places you want nearby, and the timing of your move. We can use that list to give your search a clear direction.
-
Bring your priorities to every showing. Notice the layout, natural light, storage, outdoor areas, and how the location fits your routine. I’ll help you compare what you see and identify questions worth following up on.
-
You do not need to have every answer before reaching out. We can talk through your goals and the next steps, from exploring neighborhoods to coordinating the details of a purchase.
PREPARING TO SELL
-
Before taking on projects, let’s walk through your home and discuss your timing and goals. We can identify practical priorities for presentation and decide where preparation will be most useful.
-
Presentation continues after the photography. I prepare the home for every showing with lights on, blinds open, and details in place, then stay available to answer questions while buyers and their agents explore.
-
A launch should bring the photography, presentation, and showing schedule together. When the plan fits, I introduce the home on Monday and invite neighbors to a private preview before the first public open house on Saturday.
